September 2025 Housing Market Stats

Home sales in the Greater Toronto Area (GTA) rose in September as buyers took advantage of lower mortgage costs following the Bank of Canada’s rate cut. While activity picked up, prices continued to adjust downward as buyers remained price sensitive.

Highlights:

• Sales up 8.5% year over year, with 5,592 homes sold through TRREB’s MLS® System.

• New listings increased 4% to 19,260, giving buyers plenty of choice.

• Average price: $1,059,377 down 4.7% from last year.

• MLS® HPI Composite: down 5.5% year over year.

• Month over month, sales rose while listings fell slightly, suggesting mild tightening in some market segments.

• Prices were mostly flat month over month (average up 0.2%).

TRREB commentary:

• Lower borrowing costs are helping more households qualify for mortgages.

• Two additional 0.25% rate cuts could bring payments closer to household income levels and boost market activity further.

• Housing related spending is expected to support the broader economy, even amid trade challenges.

Given the continuing volatility in Toronto’s condo market, this month’s chart focuses exclusively on freehold detached homes. The number of active listings has finally begun to taper off on a month-over-month basis, although inventory levels are expected to remain elevated in the coming months.
